Home Sales Are on the Rise

The Albuquerque real estate continues to trend upward with home sales on the increase fro the last 18 months in the city. Some of the outlying areas have note fared quite as well, but homeowners in the Duke city have been seeing their property values begin to inch back up. In fact, the December 2012 home sales report showed that values were up 8% over December 2011.

Home inventory reached their lowest point in recent memory last summer, and it's likely that we will see this again in the summer of 2013. Of course no one has a crystal ball, but the indicators all point in this direction unless we see a large increase in foreclosure listings. Right now, foreclsoure inventory is down, and has been for about the last 18 months. 

Don't Miss Out on Buying an Albuquerque Home

Did you realize that even a small change in interest rates or home values can have a big effect on what your monthly payment is going to be? Here is an example to help illustrate this point:

Today's $200,000 house will cost you $898.09 if you are at 3.5% interest (that's just the principle and interest)

Let's assume the market appreciates slightly over the summer and now that same house costs $204,880. Let's also assume that rates have gone back up slightly, say to 4.4%.

The prinicple and interest payment that was $898.09 has now gone up to $1,025.96, an increase of  $127.87 in your monthy payment!

Of course if prices go up more than that so will your payment. Home prices are likely to do this. And if interest rates go up a lot, the numbers could look even worse.
